Built to Code? Why Your Crawl Space Still Needs a Real Vapor Barrier
Building codes are at least 20 years behind building science. Thin plastic lets moisture and mold into the air inside your home.

A crawl space vapor barrier is the heavy liner over the dirt floor under your house. It stops ground moisture before it rises into your home. Without a good vapor barrier, that moisture feeds musty odors, wood rot and mold. Then your house pulls that air up into the rooms where everyone inside breathes it.
Here's the catch. Almost no one goes in their crawl space! So the homeowner is usually the last to know there's a problem.
I'm Scott Tetley. I've worked in restoration since 1992, and I go into every crawl space we evaluate myself. Here's what I want every homeowner around Springfield to know about vapor barriers.
What is a crawl space vapor barrier?
A vapor barrier is a heavy liner laid over the dirt floor of your crawl space. It blocks the moisture rising out of the soil before it reaches your floor joists and the air in your home. Barriers are measured in mils. A mil is one thousandth of an inch.
Why do crawl spaces around Springfield need one?
Crawl spaces are everywhere here. By my estimate, about 80% of the roughly 142,000 homes in Greene County are crawl space homes.
And most of them have a moisture problem. Every open-vented crawl space has a moisture issue, because building codes are at least 20 years behind building science. That includes brand-new homes.
You don't need a leak or a flood for mold to grow, either. At 60% humidity, mold can grow without added water. That creates huge problems for areas like the Midwest, with high humidity many months out of the year. The EPA agrees. It recommends keeping indoor humidity below 60%.
Your crawl space air doesn't stay under your house. Warm air rises and leaks out the top of your home, and replacement air gets pulled in from below. Tracer-gas tests reported in Home Energy magazine found that roughly 40% of the air in homes with vented crawl spaces came from the crawl space.
That's why I say it this way: a healthy crawl space means healthier air in your home.
How thick should a crawl space vapor barrier be?
Thicker is tougher. Here's the ladder, from thinnest to thickest:
6 mil: thin plastic sheeting. It's common under Southwest Missouri homes, and it tears easily.
10 mil: the industry standard.
12 mil: The Mold Gurus' minimum standard.
20 mil: our puncture-resistant barrier. It's more than three times as thick as 6-mil plastic, and about two-thirds as thick as a credit card.

Why does puncture resistance matter? Plumbers, HVAC techs and cable installers crawl across your vapor barrier on knees and elbows, dragging their tools. Thin sheeting tears, and every tear lets ground moisture back in. A 20-mil barrier holds up best.
Is plastic sheeting the same as a vapor barrier?
No. In Southwest Missouri crawl spaces, I often find 6-mil plastic sheeting sold as a vapor barrier. It tears easily, and it's rarely installed correctly. A cheap thin plastic sheet gives you no real protection from moisture and mold in your crawl space.
Our barriers are made in the USA from virgin polyethylene resin. That's a true vapor barrier. It won't break down or give off chemical fumes.

How much does a crawl space vapor barrier cost?
A fully installed 12-mil vapor barrier from The Mold Gurus runs about $4.40 per square foot. Our 20-mil barrier runs about $5.50. On a 1,500 sq ft crawl space, that's $6,600 for the 12-mil barrier or $8,250 for the 20-mil.
Many crawl spaces with a moisture problem also need a commercial-grade dehumidifier, starting at $2,727 installed.
Every crawl space is different, so I give you exact numbers after I see yours. The evaluation is free if your home is within 60 miles of Springfield. (Prices as of November 2026.)
Vapor barrier vs. encapsulation: what's the difference?
Encapsulation goes far beyond a simple vapor barrier. A vapor barrier covers the floor. Encapsulation seals the floor, walls, piers and vents with a heavy-duty barrier, then a commercial dehumidifier keeps the space dry.
Sometimes a crawl space also needs a sump pump. That depends on where the moisture comes from. Is it humid air, or is the crawl space flooding with standing water? Standing water has no way out of your crawl space without a sump pump.
Which one does your home need? That depends on what I find down there. You can read more in our post on complete crawl space encapsulation, or see all of our crawl space services.

I'm not in the business of creating repeat customers. I do the job right, completely, the first time, to IICRC standards. A lot of my calls come from homeowners who already paid someone else for work that wasn't done right. You shouldn't have to pay twice.
★★★★★ "We have a new rental that is over 100 years of age. It's crawl space is so small no adult could possibly get in it - so no way to inspect for moisture, mold, etc. We have a family member living there, so it's important that the property be safe and well maintained. Scott took a look at the crawl space and made the recommendation to install a dehumidifier, so that's what we did. Knowing he is certified in mold and moisture management for crawl spaces means it was easy to trust his training and experience. Highly recommend for any crawl space/mold/moisture issues!" ★★★★★ "Excellent experience with the Mold Gurus! High quality work and great employees. I highly recommend them for duct and hvac cleaning, crawlspace encapsulation and more!" KG, Google review
★★★★★ "Very knowledgeable and thorough during our journey of mold remediation and remodel." LD, Google review
Crawl space vapor barrier FAQ
Is the crawl space evaluation free? Yes. The initial visual assessment is free for homes within 60 miles of Springfield. Farther out? I travel for large, complicated jobs, priced for the extra travel time and fuel.
How do I know if my crawl space has a moisture problem? Watch for a musty smell inside your home, standing water under the house or visible mold. But most problems stay hidden, because almost no one goes down there. The free evaluation shows you what's really there.
Do I need to be home for the evaluation? Yes. Please plan to be home, so I can walk you through the photos and your options.

Scott Tetley is the founder of The Mold Gurus, based in Springfield, Missouri. He has worked in the inspection, cleaning, and restoration industry since 1992. He holds the IICRC Triple Master designation, one of the most comprehensive credentialing achievements the Institute of Inspection, Cleaning and Restoration Certification (IICRC) confers. Fewer than four percent of all IICRC-certified practitioners hold this designation, which requires demonstrated competency across all three Master-level tracks: Master Water Restorer, Master Fire and Smoke Restorer, and Master Textile Cleaner. The Mold Gurus is a BBB Accredited Business with an A+ rating.
His individual IICRC certifications include Applied Microbial Remediation Technician (AMRT), Applied Structural Drying (ASD), Water Damage Restoration Technician (WRT), Fire and Smoke Restoration Technician (FSRT), Odor Control Technician (OCT), Health and Safety Technician (HST), Upholstery and Fabric Cleaning Technician (UFT), and Carpet Cleaning Technician (CCT), among others. The IICRC has recognized him as a Subject Matter Expert in Odor Control. He also holds OSHA certification applicable to remediation and construction environments.
Scott additionally holds the NADCA Air Systems Cleaning Specialist (ASCS), Certified Ventilation Inspector (CVI) and Ventilation Maintenance Technician (VMT) certifications. NADCA, the National Air Duct Cleaners Association, sets the industry standard for HVAC system hygiene and inspection. The ASCS credential covers indoor air quality, mechanical systems, and the safe and effective cleaning of air distribution systems. This certification is directly complementary to his mold remediation work: mold originating in a crawl space routinely enters the HVAC system and distributes spores throughout occupied spaces. Understanding both sides of that pathway is foundational to a complete assessment.
Scott's practice focuses on moisture and mold problems in residential and commercial properties throughout Southwest Missouri. He does not perform laboratory mold testing. He evaluates buildings, identifies the conditions that allow moisture and mold to develop, and determines the remediation or mold prevention approach most appropriate to each specific property.
The Mold Gurus serves as the umbrella brand for a family of specialized service lines, each addressing a distinct component of residential moisture and air quality management: The Crawl Space Gurus, The Duct Cleaning Gurus, The French Drain Gurus, and The Home Repair Gurus. This integrated structure reflects Scott's approach to assessment: moisture problems in buildings rarely have a single source, and effective remediation frequently requires coordinated work across multiple systems.
